Your role on our team:
The “hands-on” Facilities Technician Coordinator is responsible for conducting the maintenance of the CLAAS Omaha site (facility and grounds); ensuring that the site is clean, safe, and functional for employees and visitors. The Facilities Technician Coordinator, in conjunction with the VP Business Administration/ & Site Manager COL President, manages the daily operations of the facility and coordinates with vendors and contractors for repairs and maintenance that needs to be outsourced. The primary task should always be to attempt a repair in-house first.
• Responsible for regularly assessing, monitoring, and performing routine inspections and maintenance of building systems, including HVAC, plumbing, lighting, and electrical.
• Responds promptly to maintenance requests and resolves issues efficiently.
• Repairs and maintains equipment, tools, furniture, and fixtures.
• Monitors and maintains inventory of maintenance supplies and equipment.
• Always ensures compliance with safety and health regulations that will pass an OSHA inspection.
• Coordinates with outside contractors and vendors for specialized repairs or services.
• Assists with facility setup for meetings, events, or relocations.
• Conducts groundskeeping tasks such as snow removal, minor landscaping, and general exterior upkeep.
• Maintains accurate records of maintenance activities and work orders.
• Identifies and recommends improvements for building operations and efficiency.
• In collaboration with Purchasing, the role searches for suitable suppliers and maintains a list of all suppliers and contractors.
• Prepares an annual improvement plan and searches for cost reducing options.
• Oversees responsible cost centers.
• Develops a system for repair and maintenance of the facilities and grounds and back-up or alternative systems for common problems such as power shortages.
• Ensures safety of the building from fire, flood, and other weather-related hazards.
• Holds regular meetings with supervisor to discuss projects and costs.
• Promotes and executes ESG (Environmental Safety Guidelines) related topics.
• Coordinates with upper management on facility and ground related issues, as needed.
• Coordinates and supervises 2nd party contractor(s) while on property conducting maintenance related projects.
Your profile:
• Minimum of high school degree or equivalent; Associates degree or additional training and college education is desirable.
• Minimum of 3-5 years’ experience in facilities management.
• Licensed electrician preferred, not required.
• OSHA 10-hour or 30-hour course completion preferred; ability to complete course required.
• Knowledge of safety practices and processes for handling equipment.
• Valid driver's license required.
• Knowledge of project management tools including cost projection.
• Working knowledge of plumbing, carpentry, and HVAC systems.
• Good written and oral communication skills to interact with employees, vendors, and supervisors.
• Ability to inspect and/or preform quality control for projects.
• Ability to manage external contractors doing work on grounds or buildings.
• Skilled in establishing and maintaining effective working relationships with customers and department personnel.
• Ability to plan projects and read technical manuals, blueprints, and schematics.
• Ability to provide excellent customer service.
• Strong problem solving and time management skills.
